David Lereah, National Association of Realtors chief economist, said the sales slowdown has already occurred. “Right now, home sales are a little lower than projected, but they can be sustained around current levels,” Lereah said. “Sometimes people lose sight of the fact that real estate is cyclical. Even so, sales will continue at a historically high pace with modestly higher interest rates as the year progresses, and 2006 is forecast to be the third strongest year on record.”
Even in Pike it looks like there is a slow down for the first quarter. In 2003 there were 248 homes sold in the first quarter. In 2004, 296. In 2005 there were 292. So far this quarter there are 183 homes that have sold. We would need over 100 homes more to close by the end of this month to beat last years first quarter. It seems to me possible but not probable. I think some of the slowdown may be weather related.

I recently heard that Pike Township schools has bought the Crooked Creek Golf Course and Club for a future site for a Middle School. They are presently leasing the land back to the club.

St. Elizabeth Ann Seton Hospital is interested in building at 8000 Township Line Road. St. Elizabeth, a long term acute care hospital, is currently inside St. Vincents. A hospital within a hospital. Because of government regulations, St. Elizabeth will have to be a separate facility in the future. 8000 Township Line Road is located between to two condominium developements (Hideaway and Spring Hill) and backs up to Westchester Estates. Although they currently own the land they need a zoning change and a varience and they have to go through public hearings. The neighbors have several concerns and about 25 of them showed up at the Feb. 15th hearings. The next public hearing will be March 23rd, 7:00 PM at the Pike Township Government Center, 5665 Lafayette Road.

There is talk about changing Michigan Road from 38th to 96th to “MLK Drive”. My understanding is that Crooked Creek Community Council is against it. Pike Township Residents Association first heard about it at their last meeting on February 15th. According to Karen Terrell, Pike Township’s Neighborhood Liaison 75 percent of the people on Michigan road Between 38th and 96th would have to agree to it before it could happen.
